Buyers Inspection
(Pre-purchase): This is the most popular inspection. This inspection takes place after a perspective buyer has placed an acceptable offer on the property, but before the close of escrow. Typically, the contract has dates of performance, which allows X amount of days to have inspections performed, and any requests for repairs returned to the seller.Sellers Inspection
(Pre-listing, or pre-sale): This is a great marketing tool, which provides very useful information about the subject property. This reduces the opportunity for unexpected surprises after an acceptable offer has been negotiated. This type of inspection can also discover any big-ticket-issues, which may not be found until the buyers inspection, inviting an opportunity for further negotiations.New Construction Inspection:
This inspection is performed on new homes which are complete, but have never been occupied. Although our inspectors are not ‘code inspectors’, this particular inspection does follow a more strict guideline, as the State of West Virginia has adopted codes for builders to follow. Therefore, this inspection will overlay many issues usually noted in those same code references.New Construction Phase Inspections:
This inspection is performed in steps, or phases, as the dwelling is constructed. This allows for third party confirmation that your contractor is following local building practices, and the manufacturer’s specifications. The phases typically include: the foundation, the framing, seal-in (when the exterior sheathing, roof, and exterior wrap are ‘dried-in’), mechanical (pre-drywall), and final (after turn-key construction is complete).Walk Through Inspection:
This inspection is similar to the pre-purchase inspection, but doesn’t include a written report. This type of service is typically employed when a property is being sold ‘as-is’, to allow the buyer to make a more informed decision. This form of inspection is not recommended during a conventional real estate transaction.Single-Item Inspection:
This inspection is geared toward the evaluation of specific items, such as cracks in floors or walls, unusual anomalies (like bowed or sagging beams, floors, roof, etc.), persistent moisture intrusion, and so on. This service is provided on an as-needed basis, and does not replace a common home inspection.Our Full Inspections include:
